HOW TO SUBMIT DOCUMENTS FOR ELECTRONIC PLAN REVIEW

In order for us to process your electronic application for a permit, you will need to properly prepare your electronic drawings files, fill out an application form, complete and sign the standard notes form, and add both of those forms to your submittal.

If you are proposing construction that creates new heated or cooled spaces (building new exterior walls and roofs), you will also need to add an energy analysis to your submittal.

If your proposed building or tenant is intended for storage of materials or products higher than 12 feet above the floor, you will also need to add a completed, signed High Piled Storage Questionnaire.

If you are proposing new buildings or additions, also add proof of zoning approval from the township or municipality you are building in.  Zoning approval is also required when you change the use of the building or tenant space, increase the occupancy, or change the intensity of the use of that property.  If you are not sure, consult with the zoning department about what approvals are necessary, and provide written verification of approval or acceptance.

If you are seeking approval for exterior signage, it must be approved by the zoning department as well as by us.  Zoning typically looks at size, location, and quantities of signs, while we review for structural and electrical adequacy.  Note the Ohio Building Code exempts ground mounted signs under 6 feet high from the requirement for building permits, but they may still need zoning approval, and need electric permits from us.

Once you have all of that information compiled, you are ready to submit for permits.  After we have received your submittal, we will check to make sure it is in a township or municipality that we have jurisdiction over, and that the application is not a duplicate of one already applied for.  Then we will start a case in our permit software, we’ll notify you of the amount of up-front fees due, and we’ll give you instructions on how to make an electronic payment.

General Construction

COMMERCIAL - General Construction of New Work, Additions, and Alterations

For Commercial work (regulated by the Ohio Building Code), complete the Commercial Application Form, parts A, B, and C.  Note that part C, Code Analysis Summary, must be signed by the designer of record.  Also download, complete, and sign the Standard Code Notes form. Also include your Energy Analysis, and proof of Zoning Approval, where applicable

If your project is designed to accomodate high piled storage, also fill out and submit the High Piled Storage Questionnaire.  If the size of the building will accomodate high piled storage, but the owner says that is not intended, have the owner sign the High Piled Storage Waiver.  Scan all signed forms and add them to the beginning of the construction documents file that you are submitting for plan review.  Merge all into one file for submittal.

DEMOLITION of Entire Building

Demolition permits are only for complete demolition of a property, including foundations and other subgrade construction.  Anything less than that is considered an alteration permit.
